Before Photos for Your Rental Property: What to Take and Why It Matters

Before photos are not listing photos. Listing photos are taken once to attract guests. Photograph the condition of all upholstered furniture, the interior of the oven, microwave, and refrigerator, walls in high-traffic areas near doors and in hallways, light switches and door hardware, and any outdoor areas including patios, decks, grills, and furniture. Also photograph any existing damage. If there is a pre-existing scratch on a table or a chip in a tile, document it. This protects you from being held responsible for something that was already there, and it protects guests from being charged for damage they did not cause.

How to Take Useful Photos

Use your phone. The camera on any current smartphone takes photos that are more than sufficient for a damage claim. Turn on location services so your photos are automatically geotagged. Make sure your phone's date and time are set correctly. These details appear in the file metadata and can help establish that photos were taken before the guest's arrival.

Take photos in natural light when possible. Open blinds and turn on lights so the condition of the space is clearly visible. Take the same shots from the same positions each time. If you always photograph the living room from the entry doorway, a reviewer can place the before and after photos side by side and see exactly what changed. Blurry or dark photos are difficult to use as evidence.

Where to Store Them

Photos taken before each stay need to be stored somewhere they can be accessed quickly and in a way that preserves the original timestamp.
